Before you fill in the form below to reserve a property, please ensure that you read through and fully understand the following information regarding completing your contract paperwork and how this will affect your holding deposit:
Once you pay your holding deposit, you will have 7 days to complete your contract paperwork.
The Property will be put back on the market after 14 days if all tenants & guarantors applications for the tenancy are not completed and your holding deposit will be lost.
Everything below will need to be provided within 7 days.
All tenants:
Pass a right to rent check
Pay security deposit
Sign tenancy agreement
Students:
Provide proof of permanent non-term time home address
Provide confirmation of student status & student ID
Provide security such as:
a UK based guarantor providing evidence of an income over the highest of either £20,000pa or 42x monthly rent (3.5x annual rent) and pass a credit check
a UK based guarantor providing evidence of savings over the highest of either £25,000pa or 42x monthly rent (3.5x annual rent) and pass a credit check

Provide proof of current address
Provide proof of earnings showing a gross income of 2.5x the annual rent or 30x the monthly rent
Provide security such as:
Pass a credit check
a UK based guarantor showing an income over the highest of either £20,000pa or 42x monthly rent (3.5x annual rent) (evidence required) and pass a credit check

Provide an employment reference
Provide a landlord reference
*Where a tenant or guarantor has a variable income then we will take the average of the most recent 3 months payslips
